My new ac was installed today. If you have a ceiling (roof mount) unit, let me tell you what he showed me. In the ceiling I have a grill cover under which I have a filter. When you remove those there is an opening going up to the ac unit. I need to shine a flashlight up into the fins to look for dust that may have gotten past the filter. My unit had quite a bit of dirt which surprised him because I have a good filter. I suspect it may have been from the huge Gila wildfires that occurred right after my arrival in NM. The sky was dark with smoke and soot fell everywhere. It was also hot, so my ac ran continuously.
The problem with dirt on the fins is they are fragile. He advised me to use a SOFT toothbrush or soft vacuum brush attachment and very gently wipe in the direction of the fins, not across them. Having said that, he also advised very frequent checking, especially if you will be in highly dusty areas as a way of keeping ahead of the dust.
