I appreciate the feedback from everyone. Forum sisters are the best.

My procrastination, I think, is due to a combination of ambivalence about the decision, and guilt about upsetting a 71-year-old woman's applecart. (Especially one who lives on a small social security pension.) Add to that my deciding to sell the house a couple of times before and then backing away. I need to be sure before I do this again.

What's different this time is that I have a plan. And that plan includes a fall-back for roomie if she wants or needs it. I also have plenty of lead time and my son has agreed not only to help me clear out my house (at least the big stuff), but to move my roomie as well. And I have already made a good start by moving a lot of my favorite belongings to my St. George place.

Went downstairs to talk to roomie this afternoon and she was asleep. The next I heard was her leaving to go to her granddaughter's house. Tomorrow. I'll tell her.

Really.

You just never know what God has planned for both of you. Could be when you sit down to talk she is relieved because she wanted to move some place and thought you really needed her to be there! Now that would be cool and a real win-win. You will do it at the right time. No other way!

And you telling her could actually come as a relief because she knows you already have the other house and may just be waiting for the other shoe to drop. This way she has another place that gives her time to plan for the future.

Or she'll continue to allow Janice to take care of her until Janice establishes a (reasonable) deadline. Sometimes people would much rather live with others calling the shots & viewing themself as the victim instead of being pro-active.

Janice, I hope you can stick to your guns, do what you feel is reasonable in your eyes for your roomie, and move on with the process of getting your house sold. You've wanted to do this for a long time.

Haven't talked to her yet, and I think it's because I've been balking at the price of the condo. I told BIL last night that I want to buy the condo and we were going to get together today to discuss it. So last night (FINALLY) I checked the county assessor web site ... and discovered the county has valued the unit valued at $56,800 (amounting to $199 per square foot). I thought the assessment was way out of date, as BIL was asking $90K.

So I did some checking around and found five other properties in that building that were listed for sale (4) or sold (1) this year. The high-rise units that face west with a view of the entire valley had asking prices that amounted to $198 per SF. The one-bedrooms that face east with a canyon were asking $157 per SF. BIL's personal unit (a fifth-floor two-bedroom facing the valley) is valued by the county at $147 per SF. (!!)

The average price-per-SF among those five units is $172. Times the square footage, the value would be $51,600. If we used the square-foot value of BIL's unit, the price would be $44,100.

So I gave that info to BIL today, told him to look it over and to let me know whether he still is interested in selling at that reduced price. I think he still will ... it will be interesting to see what he asks for it. I told him if he doesn't sell the condo, he should appeal that market value with the county board of equalization.

Janice, it sounds as if you are really doing your homeowrk, thinking about what to do next, and not being chicken to stand up for what you feel is right and proper! CONGRATS! And I think it's a great idea to get home bases that are taken care of in your absence! My FL house has a homeowners' association that mows and trims and keeps that place looking nice in my absence. My Adirondack house has my daughter and Joe to keep watch and take care of it. Last year was my first in trying to keep hold of both places, and, so far at least, it seems to be working ok. I am paying for utilities in both places, and real estate taxes for the FL house. I have hardly a cent to spare for "wild money" but I am not starving, at least not yet.
