Well, here we are hoping for the best with the house sale. Rather than lower the price again, I'm going to offer a $4K incentive to the buyer to re-do the carpet (it isn't awful, but it does need replacement--and most folks are putting in the hardwoods anyway) or do whatever they want to do with the cash. Please send up the positive vibes again that maybe this will make the house competitive. As we get closer to the end of the month again, where I have to cough up $2200 again, I am getting a little anxious. I'm hoping for the best.... :D :D

Hoping and hoping that this helps to find you a buyer!! That's a pretty hefty chunk of change to have to lay out each month!! :(

UGH! What an pain! I can't imagine the stress of knowing that every month you're going to be a bunch of money lighter in the pocket, Li.

Is there any way you can "stage" the townhouse? Would that help move it? According to some of the HGTV shows, the right staging can bring in buyers faster than anything else AND get you top dollar.

In the meantime, good thoughts are coming from the Left Coast ... Hang in there.

I think the cash incentive could work. I haven't decided to put my house on the market but I have been thinking of doing the same thing. We aren't suffering as much in our area as we are a retirement community but it might be a way to get appraised value. We give one way or another and buyers always like some cash for doing their own thing. Good luck...I'm excited for your retirement..clock is ticking :lol:

It will sell. I completely understand having to wait is not fun or profitable.

I also have a home on the market (not the one I live in), which I hope it sells soon or at least before I retire in 2 yrs 3 months. :D

Wishing you the best of luck! I hope adding the incentive does it. I'd prefer the incentive to you replacing the carpets - like you said, gives the buyers more options. But some people don't want to have to do anything. Let's have the right buyer come through for you SOON (like today!).

Li, does your Realtor have it on MLS? Have they done any Realtor caravans, showing it off to other Realtors or any public open house days? Just some suggestions. :)

We've tried it all...but I think another open house is in the offing. And it is all over the MLS... I'm hoping the incentive will...well, incentivize the new owner soon! ;) ;) Hope springs eternal, eh???
