Tina, the HOA, actually a POA (as it’s called here) does reimburse me for repairs on signs, fencing or whatever on the association property. And they give me a stipend to reimburse my time, gas and whatever for maintaining the entrance, the path and one access easement. I am the property committee.
We are a small subdivision, actually 3 subdivisions, 2 around the lake itself and one across the road from the lakes north shore. About 60 homes. A mix of second homes and permanent residences. Membership in the Association is not mandatory and dues are low ($30 a year, some of us pay a bit more to help out). There’s maybe 44 actual member properties, so the budget isn’t that big. Nowdays with everything rising and some of the infrastructure, like the sign and roof over needing repairs, it’s getting hard to do these things with current budget. We have electrical bills for entrance and sign lights and insurance carried on the properties (2 access easements, the main entrance area and the pathway) plus other expenses necessary for POA operation. A. I can’t however do any repairs without permission to spend any money first. There are some of us who just buy something like a fence rail or sign post and don’t ask for reimbursement and just replace a broken rail or post. Like this sign project, I’m using paint I have here and am not asking reimbursement for what little I bought besides. People enjoy it, that’s enough payment.The woodcraft decorations are my expense as they are mine. . But having a water quality issue with the lake (algae, crud accumulation on the bottom from leaves etc. settling down over many years, blocking natural springs, a drop in fish spawning and growing naturally etc. has resulted in asking for donations to save the lake. There are now fountains (some me purchased by individual property owners who keep them in front of their property and pay the electricity to operate them and the main larger one in the lagoon area which the POA pays the electric to operate. Buckets of tablets placed strategically around the lake has resulted in the reduction of crud on the bottom. Fish are happy, minnows are now spotted as are tadpoles, so it’s turning around. So a success story there but needs constant monitoring and funds.
The board wants to make dues mandatory and raise to $50 a year, but hasn’t been able to come up with a way to enforce this so everybody pays in. Committee workng in it as its deed restriction changes.
