The property at your son's sounds a lot like the property my Dad has in the Ozarks. He has a hook-up spot too. I am worried though, that the MH I end up buying will be too big/tall to get up his dirt road. His trees along it have gotten quite big since 1975.
In my community here in AZ there's no HOA, but a neighbor will call the city on us....even though other neighbors have huge boats and 5th wheels out on the street all the time, and for extended periods of time.
The city does have a law, however, and the neighbors know it well. But the city turns the other cheek, unless someone calls.
